DSCR & Rental Property Loans

Rental property financing where the property's income, rather than personal employment income, is central to how the file is evaluated.

Program parameters are confirmed for your scenario. Nothing here is an approval or commitment to lend.

DSCR stands for debt service coverage ratio — a comparison of the property's qualifying rent against the monthly housing payment on the loan (principal, interest, taxes, insurance, and association dues where applicable).

For investors, this can be a practical way to finance a rental without leading with W-2 or tax-return income. It is not a shortcut around underwriting: credit, assets, property condition, appraisal, title, and reserves still matter, and each lender applies its own rules to rent treatment, reserves, and property type.

We help you look at the property on its own terms, then compare the financing structures that may fit the rental you are buying or refinancing.

Who may find it useful

  • Investors building or expanding a rental portfolio
  • Owners refinancing a rental property
  • Buyers whose rental income drives the decision more than employment income
  • Out-of-state investors purchasing in a market they know

Typical financing goals

  • Purchase a single-family rental or small multifamily property
  • Refinance an existing rental to improve terms or free up capital
  • Add properties without relying solely on personal income documentation

Key considerations

  • Lenders may qualify rent differently — actual lease, market rent from an appraisal, or a percentage of either
  • Property condition, type, and unit count can change which programs are available
  • Reserves and credit requirements are set by each lender and program
  • A property-level ratio is a screening tool, not an approval decision

Information to gather

  • Purchase contract or current mortgage statement
  • Lease agreements or a rent estimate for the subject property
  • Estimated taxes, insurance, and HOA dues
  • Property address, unit count, and current occupancy
