Cash-Out Refinance Options
Refinance an investment property to replace existing debt and access equity, with the trade-offs modeled in advance.
Program parameters are confirmed for your scenario. Nothing here is an approval or commitment to lend.
A cash-out refinance replaces your current financing with a new loan and releases equity as cash. The decision is rarely about the rate alone — it is about what the new payment does to cash flow, what the transaction costs, and what you plan to do with the proceeds.
We model gross and net proceeds, the new payment, the difference from your current payment, the resulting loan-to-value, and the total transaction cost. If the numbers do not improve your position, we will say so.
Any loan-to-value ceiling you enter in our analyzer is your own assumption for illustration. It is not an approved program limit.
Who may find it useful
- Owners with equity and a specific use for the proceeds
- Investors consolidating higher-cost debt
- Owners whose current loan terms no longer fit the plan
- Investors funding a renovation, reserve, or down payment
Typical financing goals
- Access equity without selling the property
- Consolidate or replace existing liens
- Reset terms on a property you intend to hold
Key considerations
- Proceeds are reduced by payoff balances, closing costs, and any prepayment penalty
- A larger loan raises the payment and lowers the cushion against vacancy
- Prepayment penalties on the existing loan can change the math materially
- Lenders set their own maximum loan-to-value by property type and program
Information to gather
- Current mortgage statement with payoff balance
- Estimated current property value
- Any second liens, HELOCs, or judgments
- A rough plan for the proceeds and intended hold period
