No-Seasoning Cash-Out Refinance for Investors: How It Works
By SageFin Capital Team · Last reviewed: November 1, 2026
A no-seasoning cash-out refinance lets an investor refinance an investment property and take cash out without first waiting through the ownership period many lenders require. SageFin Capital connects investors with lending partners that offer no-seasoning cash-out on eligible business-purpose properties. Your cash amount still depends on the new appraisal, program guidelines, existing liens, and rent coverage.

What does "seasoning" mean on a cash-out refinance?
Seasoning is how long you've owned a property before a lender will let you refinance against its current value. Many lenders require you to hold title for a set period before a cash-out refinance.
During that waiting window, some lenders also cap the new loan based on what you paid, plus documented improvements, instead of the new appraised value. For an investor who bought below market or just finished a rehab, that can lock up a lot of equity.
Seasoning rules differ from lender to lender and program to program. That's exactly why it pays to know which programs don't require it.
What does no-seasoning cash-out mean?
No-seasoning cash-out means you can refinance and access equity without waiting out a seasoning period, subject to program guidelines.
Through our lending partners, no-seasoning cash-out is available on eligible business-purpose investment properties. It is one of the things SageFin Capital and our lending partners do that many lenders don't. It does not apply to every program or every property, and it is never for a home you live in.
SageFin Capital is a commercial finance brokerage, not a lender. We review your scenario and match it to a lending partner whose program fits. See our No-Seasoning Cash-Out page for the quick version.
How does no-seasoning cash-out compare to a standard cash-out refinance?
| Standard cash-out refinance | No-seasoning cash-out (through our lending partners) | |
|---|---|---|
| Waiting period after purchase | Often required | Not required on eligible properties |
| Value used | Often purchase price plus improvements until seasoned | Depends on program; often the new appraisal, confirmed per scenario |
| Best for | Long-held properties | Recent purchases, rehabs, bridge exits |
| Property type | Varies | Business-purpose investment property only |
| Still underwritten? | Yes | Yes |
Who uses a no-seasoning cash-out refinance?
Investors who've created value fast and don't want their money sitting idle. Common examples:
- Cash buyers. You paid cash to win a deal and want that capital back for the next one.
- BRRRR investors. You bought, rehabbed, and rented a property, and now you want to refinance and repeat.
- Bridge and hard money borrowers. You used short-term debt to buy, and now you need long-term financing to pay it off. See Bridge Loans.
- Fix-and-flip investors who decide to hold. The flip turned into a great rental, so you refinance out of the rehab loan. See Fix and Flip Loans.
- Investors who bought below market. The property is worth more than you paid, and you want to use that equity now.
First-time investors can use it too. SageFin Capital and our lending partners welcome first-time investors. See First-Time Investor Loans.
What still matters on a no-seasoning cash-out?
Skipping the wait doesn't skip underwriting. The lending partner still looks at:
- The new appraisal. It sets the value the loan is based on. A strong appraisal needs good comparable sales and a property in good condition.
- Valuation approach. Some programs use the new appraised value. Others may still factor in the purchase price and documented improvements. This is confirmed for your scenario.
- Rent coverage. For DSCR cash-out, the property's rent usually needs to support the new payment. Learn how that works in What Is a DSCR Loan?. If the rent is tight, ask about no-ratio DSCR programs.
- Credit and reserves. Set by the lender and confirmed for your scenario.
- Title and existing liens. Every existing loan has to be paid off or accounted for at closing.
- Use of proceeds. Cash-out proceeds are for business or investment purposes only.
We don't publish loan-to-value caps or cash-out limits. They vary by program and property and change over time. We'll confirm what applies to your deal.
How do you run the numbers?
Start with net proceeds, which is what actually lands in your account.
Net cash-out = new loan amount − payoff of existing liens − closing costs
Example (Illustrative only)
Round, hypothetical numbers that show the arithmetic. They are not typical terms or a loan offer. Your actual loan amount is set by the lending partner based on the appraisal and program guidelines.
| Item | Amount |
|---|---|
| New loan amount (hypothetical) | $300,000 |
| Payoff of bridge loan | −$200,000 |
| Closing costs (hypothetical) | −$10,000 |
| Net cash to investor | $90,000 |
Then check the new monthly payment against the rent. If it's a rental, divide qualifying rent by the new PITIA payment to see the DSCR.

What documents should you gather?
Having these ready keeps the file moving:

- Receipts and scope of work for any improvements
- Payoff statement for the current mortgage, bridge, or rehab loan
- Lease or rent estimate for the property
- Entity documents if the property is in an LLC
- Insurance declarations page
- Property details: address, unit count, and occupancy

Frequently asked questions
What is a no-seasoning cash-out refinance?
It is a cash-out refinance on an investment property without the waiting period many lenders require after purchase. Eligibility, valuation, and loan amount are subject to the lending partner's program guidelines.
Can I do a cash-out refinance right after buying an investment property?
With a no-seasoning program, possibly yes. SageFin Capital connects investors with lending partners that offer no-seasoning cash-out on eligible business-purpose investment properties, subject to underwriting and program guidelines.
Is the cash-out based on the new appraised value?
It depends on the lending partner's program. Some programs use the new appraised value and others may factor in the purchase price and documented improvements. This is confirmed for your scenario.
Can I use a no-seasoning cash-out to pay off a bridge or fix-and-flip loan?
Yes, that's a common use. The refinance has to be large enough to cover the payoff and costs, and for DSCR programs the rent must support the new payment.
