Commercial Real Estate Loans

Financing for income-producing commercial property, evaluated on net operating income, debt service, and lease strength.

Program parameters are confirmed for your scenario. Nothing here is an approval or commitment to lend.

Commercial property is underwritten on the income the property produces. Net operating income, vacancy, operating expenses, lease terms, and tenant quality matter more than a personal budget.

Because value is derived from income, small changes in vacancy or expenses can move the analysis meaningfully. Our commercial analyzer calculates NOI, cap rate, annual debt service, coverage, cash flow, and the balloon balance if the loan term is shorter than the amortization.

Financing costs stay outside NOI — the ratio describes the property, not the loan.

Who may find it useful

  • Owners and buyers of retail, office, industrial, or mixed-use property
  • Investors acquiring income-producing assets
  • Businesses acquiring a commercial property
  • Owners refinancing commercial debt

Typical financing goals

  • Acquire income-producing commercial property
  • Refinance or reposition existing commercial debt
  • Compare a purchase against its debt service and cash flow

Key considerations

  • Underwriting focuses on leases, tenant strength, and expense history
  • Shorter loan terms often mean a balloon balance at maturity
  • Property condition, environmental factors, and use restrictions matter
  • Cap rate is a snapshot at a point in time, not a forecast

Information to gather

  • Rent roll and lease summaries
  • Operating statements and expense history
  • Purchase contract or current loan statement
  • Property details including use, size, and occupancy
