Bridge Purchase Financing
Short-term financing that can help you acquire a new property while an existing one is still being sold or refinanced.
Program parameters are confirmed for your scenario. Nothing here is an approval or commitment to lend.
A bridge structure connects two transactions. You may need to close on a purchase before the property you are selling has closed, or before permanent financing is in place. Bridge financing is designed for that gap.
Because bridge debt is short-term and often secured by more than one property, the important questions are how much total debt is outstanding, what collateral supports it, and what happens at exit. We model sources and uses, combined collateral value, combined loan-to-value, and the proceeds released when the current property sells.
Our analyzer counts each cross-collateralized loan once and excludes liens that are paid off at closing, so the debt picture is not overstated.
Who may find it useful
- Investors who need to close a purchase before a sale funds it
- Investors buying a replacement property
- Owners waiting on a sale or refinance to fund a purchase
- Investors with equity in one property and a time-sensitive opportunity
Typical financing goals
- Close a purchase without waiting for a sale to fund
- Avoid a contingent offer in a competitive situation
- Keep both properties through a transition period
Key considerations
- Short terms mean the exit must be realistic, not hopeful
- Interest may be paid monthly or financed into the balance — know which
- Cross-collateralization affects combined loan-to-value across both properties
- Points and closing costs are real transaction costs and should be in the math
Information to gather
- Current property value, mortgage balance, and listing or sale status
- New purchase price and proposed financing
- Expected net proceeds and timing of the current sale
- Cash available for the transition
